This high-floor condo, is ideal for a luxury rest after a long day of exploring Los Angeles. A fully stocked kitchen, a full size dining room-table, in-unit washer and dryer, and even a desk to catch up on some e-mails or take a call. This condo, is equipped with everything you may need.

Please Note: For security and logistical reasons, we kindly request that no packages or mail be sent to the building. We appreciate your cooperation in this matter.

Guests will need to submit a photo of their valid, government ID, 24 HOURS PRIOR to arrival, so that we may successfully register all guests with our doormen and security. If IDs are not submitted in a timely manner, the guest must cancel and refunds will not be issued.

A Maximum of 3 guests per reservation is allowed. All guests MUST be registered 24 hours prior to entering the building.

Pool/Spa Area Rules:

1. The pool/spa area can be accessed between the following hours:

* Sunday through Thursday: 7:00 AM to 10:00 PM

* Friday and Saturday: 7:00 AM to Midnight

2. Excessive noise is strictly prohibited in the pool/spa area.

3. Food and glass items are not allowed in the pool area.

Rooftop Pool, Spa, Deck, Gym, Game, and Theater Area Rules:

1. 24-hour CCTV surveillance is in effect in the rooftop pool, spa, deck, gym, game, and theater area.

Gym Hours:

The gym is accessible between the following hours:

* Opening Time: 7:00 AM

* Closing Time: 10:00 PM

Broadway is home to a number of landmark theaters, including the Million Dollar Theater, the Palace Theater, the Orpheum Theater, and the Theater at Ace Hotel, and of course Crypto Arena. The street is also home to a variety of shopping and dining destinations, including the Grand Central Market, a large indoor food hall featuring stalls selling a range of cuisines.

GUEST RENTAL AGREEMENT, SECURITY DEPOSIT, & ID VERIFICATION REQUIRED

All guests must complete a Guest Rental Agreement, ID verification, and a security deposit in order to receive Arrival Instructions. Details of the Guest Rental Agreement can be found in the House Rules.

POOL DISCLOSURE:

• There are health risks associated with the use of the pool and hot tub! Guest agrees to use the hot tub at their own risk. The Owner(s) and Point of Contact(s) will not be responsible for any injuries sustained by the Guest or the members of the Guest's party when using the pool and hot tub. Guests who sign this agreement will be responsible for advising all other members of their party of all potential hot tub hazards and rules.

• No children under the age of 18 permitted in the pool at any time without adult supervision.

• NO glass is allowed anywhere outside and in the pool area. If broken glass is found near or in the pool area, there will be a $2,000 fee to vacuum the pool and ensure no glass is broken in the pool.

HOUSE RULES AND VIOLATION FEES:

• We are happy to provide a generous amount of supplies as a "start-pack" for your stay. We are not obligated to refill supplies during your stay of 30 or more days. Thank you for understanding!

• Smoking and/or using drugs is strictly not allowed in our house. As we value the health and safety of all our guests, we want to ensure a clean and allergy-free environment for everyone to enjoy. Smoking or evidence of smoking will result in a $500 fee.

• NO COMMERCIAL FILMING - unless pre-approved with an additional signed agreement. $1,500 fine if filming takes place without consent.

• NOISE RESTRICTIONS: All noise and music must remain indoors and at a reasonable level by 10:00 PM.

• City and neighborhood noise ordinance in effect from 10:00 pm – 7:00 am. No loud noises are allowed during these times. If law enforcement is called to the house for disturbances, you will be vacated from the premises, the booking immediately canceled, no refunds will be given for time remaining on your booking, and a $500 fee will be assessed for the infringement.

• NO putting any holes in walls and ceilings, including tacks to hang decorations.

• At no time will additional overnight guests be permitted in the house. Only the guests confirmed during the booking process are permitted overnight. If any additional guests are requested, there must be prior written consent from the host. If there is no prior consent from the host given and/or this rule is violated, there will be a fee of $500 due immediately (plus all applicable extra person charges) and/or the termination of your stay without refunds.

• Furniture is not to be moved. The furnishings and the property must be kept in good order. All property in the home and on its premises shall remain in the home and on its premises.

• If you or any guests leave a personal item or request shipment, there will be a $50 errand fee to compensate for travel time and gas, as well as any shipping fees. Errand fee must be paid prior to us shipping.

• No mail is allowed to be sent to the building - only packages via Amazon. We do not have a key to the mailbox!
